How does an appraisal work?
The Registered Appraiser will do an appraisal in your home in which he will gather the following information, among others:
– The state of maintenance (in detail)
– The repair costs of moderate and poor maintenance
– The contents and area
– The degree of luxury and finish
– The construction, materials used and their quality
– The insulation and energy efficiency

At the office, the appraiser will do further research and analysis on such things as soil conditions, easements, zoning, foundations and public law restrictions.

Next, research is done into reference homes and from these recently sold homes, 3 homes are selected in the appraisal report which will serve as the foundation of the appraised value.

All this is neatly processed into a professional and complete valuation report. When the report is complete, it is submitted to the ‘Nederlands Woning Waarde Instituut’ (NWWI) for approval. These check the valuation report thoroughly and when they agree to everything, it is ‘validated’. The last step is for the appraiser to put his digital signature and immediately after he has done this, you as the client will receive the appraisal report in your mailbox.
