1. Always choose a nearby appraiser

Appraisers have a work area regulation that means they are not allowed to do appraisals more than 20 kilometers away from their office. In the municipality of Amsterdam, The Hague, Rotterdam and Utrecht, this may not even be more than 10 kilometers away. In Groningen, Friesland and Zeeland, the maximum distance allowed is again 30 kilometers. If you try to arrange an appraiser who keeps too far office from the property to be appraised, he will have to refuse the appraisal and it will have cost you unnecessary time.

2. Don’t go for a prize fighter

An appraisal report is not the same as a pack of sugar. There really are differences in the quality that one appraiser provides versus another appraiser. If you search the Internet for a cheap appraisers you will see that the rates are very different. For a normal appraisal of a residential property without further special circumstances, remodeling or other frills, a rate of approx. €750 very common. If there is an appraiser willing to do it for €350, you have to wonder very strongly what kind of appraisal report you will get, because with that kind of stunt rate, it is very likely that you will get a botched appraisal report that, for example, the bank will have trouble with and may not want to provide you with financing. An appraiser at a budget rate is also unlikely to want to look further than his nose. We regularly hang up with VvE managers to request missing documents for the appraisal report. Were we not to do so, there is a chance that the customer’s bank would not want to provide the financing.

3. Ask your real estate agent or mortgage broker

Your broker or mortgage broker is guaranteed to know what makes a good appraiser. And by a good appraiser, we mean not only someone who simply produces a good appraisal report, but also someone who keeps his appointments and delivers the appraisal report quickly. If an appraiser gets a lot of work through a particular broker or a particular mortgage broker, then he will make an extra effort and have a good name to uphold there as well. If the appraiser threatens to do a poor job or has done a poor job, then you can also call your broker/mortgage advisor on that as well who will then give the appraiser a slap on the wrist.

4. DO NOT hire an appraiser through a brokerage organization

There are a number of intermediary organizations operating in the Netherlands where you or where your mortgage advisor can set up the appraisal at the click of a button. Do not do this! An appraisal is always for an important purpose. Whether it’s for a mortgage, a divorce, a bridge loan or a remodel, for example. If you put out an appraisal through a brokerage organization, everything goes through an extra link and you lose contact with the appraiser yourself. There are very often questions or minor adjustments to an appraisal from you as the client. More importantly, we see very often that things in the appraisal assignment are not taken over properly when there is an extra link. With personal contact with a normally priced appraiser, expensive mistakes are often discovered and corrected in a timely manner. For example, if the assignment terms do not include the correct “purpose of the appraisal,” you will soon run the risk that the appraisal report will not be usable by the bank and will have to be completely redone. Cheap and easy (through such an intermediary organization) = often expensive buy! 5. Search the Internet to see if the appraiser has good reviews.
If you search for good reviews, most of the reviews you will find will be of the appraiser in his/her role as a real estate agent. But even those these reviews will say something about the appraiser’s level of service. After all, an appraiser who is poorly regarded as a real estate agent is also unlikely to be a good appraiser.
