Do you have to have a house appraised? Then it would be nice if this happens as soon as possible.

You can help speed up this process by sending the appraiser the documents he needs for the appraisal as soon as possible. We explain here simply what you have to submit to the appraiser.

What and how you deliver documents differs per situation. Take a look below to see which situation applies to you.

I bought a house that needs to be appraised. This is what the appraiser needs:

This is very simple: the appraiser requests all necessary documents from the selling broker and also makes an appointment with this selling broker to come and do the valuation. All you need to do is provide the appraiser with the following information:

  • The address of the home you bought
  • Your gender, initials and last name. So for example: Mr. F.P.A. van Kuijeren
  • You can also send this information from your partner, but it is not necessary. We already have enough information for 1 buyer.
  • Your current official address
  • Your phone number
  • Your email address
  • Are you going to make use of the National Mortgage Guarantee (N.H.G.)? YES NO
  • A architectural report if you have had a building inspection carried out

I live in a house that needs to be appraised. This is what the appraiser needs:

Do you live in a land-bound home (i.e. a ‘residential house’)? Then we have good news: the appraiser does NOT need any documents from you in addition to your personal information. What the appraiser does need from you is the purpose of the appraisal . You can have your home appraised for the following reasons:

-We want to renovate
-We want to take out a new mortgage
-We need a bridging mortgage
-We want to withdraw money from the equity of our house
-We are breaking up/divorcing and I want to buy out my ex-partner
-We are breaking up/divorcing and my ex-partner wants to buy me out
-I want to sell the house back to the housing corporation
-We want to settle a legacy
-I am forced by the bank to sell my house
-Another reason, namely…..

Are you going to renovate? Also make sure that you submit a renovation specification to the appraiser. Click here for an example of such a conversion specification .

I live in an apartment that needs to be appraised. This is what the appraiser needs:

Do you live in an apartment? Then the appraiser again needs your data & the purpose of the valuation, but this time also a whole series of documents. And those are the following documents/information:

-The amount of the monthly VvE (Association of Owners) contribution excluding any heating costs
– Deed of division(s)
-MJOP (Multi-Year Maintenance Plan)
-If there is no MJOP, then a home insurance policy or another document stating the rebuilding value of the complex
-The most recent annual accounts
-The most recent minutes VvE
– Are you going to renovate? Then you must also send a renovation specification

Tip: many larger VvEs have their own login environment where you can find and download all these documents. If you do not have this, please send this email to the VvE administrator .

Why does the appraiser not need documents from my current home?
The appraiser can request all the necessary documents for a house via his systems and load them into the valuation report. Think of the proof of ownership, energy label, soil information, cadastral information, etc.

How do you know if you live in a house or in an apartment?
Most apartments have an association of owners (VvE). Isn’t there a VvE, and you have doubts? Then the question is: is your home completely yours from the foundation to the roof? If so, then you probably have a residential home. Just call your appraiser. He can immediately see in his system whether you have a house or an apartment.

How do I get the documents of the VvE?
Many VvE’s have a login environment where you can easily find it. What you can also do is use this example mail to ask your VvE administrator to mail the correct documents to you.
