Are you going to sell your home? Then a lot of things come at you. Here is a short and sweet list of 7 tips.
Tip 1
Take a good sales agent. For Haarlem, Velsen, Spaarndam, Bloemendaal, Heemstede, Hoofddorp, Hillegom, IJmuiden and surroundings we are of course happy to help you.
Tip 2
The broker will need the following documents from you, gather them in advance:
-Copy or photo of the proof of identity: passport, driver’s license or identity card of you and your partner (preferably make photo and bsn number unrecognizable)
-Completed and signed List of Items (the broker will send you)
-Filled out and signed Questionnaire (the broker will send you)
-Energy Performance Certificate. Check www.zoekuwenergielabel.nl to see if there is already a final version. If not, request it through a provider like this one
-Property certificate (deed of delivery)
-Recent municipal tax assessments
-Water board tax assessment (recent)
-(Re)construction drawings (if available)
-rental, lease and installment plan contracts e.g. Boiler (if applicable)
Tip 3
Do you have an apartment? Then the broker will also need the following pieces from you. Tip: email your HOA manager to see if he can help you with this:
– Deed of division(s)
-Split drawing
-Rules of Procedure
-Pieces of the Owners’ Association (VvE)
-Financial documents, such as budget and annual report, multi-year maintenance plan
-Periodic contribution to the VvE: accumulation of service costs and collective insurance. (building insurance and possibly other joint insurances)
-Functioning of the VvE: Minutes of the meetings and the statutes
-Registration Chamber of Commerce with the registration number
-Contact point/telephone number of the Owners’ Association
Tip 4
Start preparing your house for sale as best you can. You can read how to do that in this blog.
Tip 5
Arrange for an extra set of keys for the realtor
Tip 6
Possibly consider taking a week’s vacation during the week that (most) viewings are scheduled by the real estate agent. This saves you from having to leave your home completely clean and tight every time.
Tip 7
Once the property is live, promote it yourself in your own network. Sharing on Facebook is very effective.
