Your bid has been accepted, congratulations! But what to do now all arrange?

Herewith a handy chronological list of everything you should arrange. (Small note: many issues are wholly or partially handled by your purchasing agent arranged).

  1. Immediately inform your mortgage broker of the home you have purchased, the purchase price and the terms. Ask your advisor if there are any pieces he needs from you.
  2. Get a good appraiser immediately who can provide a validated appraisal report quickly (within 1 week). Tip: let the appraiser know when the building inspection will take place, so the appraiser can do his/her recording at the same time as the inspection. Don’t wait too long, because the clock is ticking! Those few weeks that you have financing reservations will fly by in no time, really!
  3. Please email the following items/info to the selling agent:
    1. Your full first and last name, current address, email address, phone number
    2. A scan or copy of your passport (or driver’s license) in which your photo and BSN number are preferably made unrecognizable.
    3. Your marital status (unmarried, registered partnership, married in community of property, married on a prenuptial agreement)
    4. Of course also the above details of that of your partner if you buy together
  4. If you have agreed to a building inspection, schedule it right away. Try to have this take place within 1 week. Agree the day and time with first the inspector and then the selling party.
  5. Do you have 1 or more contractors? Arrange that with the selling realtor that you can come by once to go through the house with the contractor.
  6. If you are remodeling, please complete the uniform remodeling specification as soon as possible. Tip: have your real estate agent review these for you and also the building inspector during the inspection.
  7. Mail this remodel specification directly to the appraiser so he can work out the value after remodeling in his appraisal.
  8. Engage a good notary public. Ask them to reserve a spot for you on the day the delivery/transfer is scheduled. Your broker can advise you on this.
  9. Once the appraisal report is in, email it directly to your mortgage broker.
  10. When the draft sales agreement comes in check it very carefully, have your buying agent check it very carefully and make changes and / or if agreed pass it on.
  11. The sellers first sign the bill of sale and list of items. After that, this one comes your way. Initial each page, sign it where requested, scan it and make sure it gets to the next people ZSM:
    1. the mortgage broker
    2. your broker
    3. selling party
    4. the valuer
    5. the notary
  12. Make sure you clearly put a reminder in your calendar 2 days before the date expiration funding reservation: ‘financing around? If not, request a postponement from selling broker’.
  13. Get a nice start on preparing for the move.
  14. In most cases, you will have to contribute money yourself from your savings account as well. Usually this is for the cost of the buyer. Make sure you have this money on hand and can transfer it immediately when the notary sends you the invoice (about 1 week before the transfer).
  15. Take out buildings insurance on the property in good time (this can often be done far in advance) (in the case of apartments in large HOAs, there is usually already a joint buildings insurance)
  16. Start on time with address changes, moving cards, etc.
  17. Inform your current energy supplier of the move or conclude a new energy contract in time(overstappen.nl or on easyswitch.nl)
  18. Report your move to the drinking water utility (find which water utility that is for you here).
  19. Check if your passport is still valid long enough!
  20. Agree on a time for the home inspection approximately 1 month in advance. Often you do this about 1 hour before you are expected at the notary.
  21. Day of delivery: TAKE YOUR PASSPORT and take the list of things with you that would be left behind (or taken with you).
  22. During the home inspection check very carefully for peculiarities and take meter readings. Something not right: report it to the notary. Minimal check:
    1. Ask the salespeople about any peculiarities/things you need to know
    2. Ask if all keys are present and explain which keys are for what
    3. Ask if there are things in the house that need explanation
    4. Ask if you can get phone numbers from vendors so you can call/approve in case of mail and/or questions
    5. Flushes toilet
    6. Does the heating work
    7. Does hot water do it
    8. Traces of recent leakage
    9. Strange odors (sewer smell)?
    10. Waste containers empty, emptied
    11. No debris, messes hidden behind kneeboards or other places not in sight?
    12. All movable property present that has been taken over/ would be left behind?
    13. Check all equipment in kitchen
    14. Check fuse box if no groups have fallen out
    15. Take meter readings. Preferably append photos to sellers immediately. Or fill in and sign a meter reading form
  23. If you finally have the keys, check very carefully for the first few days to make sure everything is working properly in the house, not leaking or on special features. If you see something that is not right, report it directly to the selling party.
  24. And now….joy your new home!!!
