The rates are very varied and highly dependent on:

Percentages
The traditional realtor usually charges a percentage of the sales proceeds as a brokerfee. This roughly varies between 1.2% and 1.8% of the sales revenue/(gross) sales price. It is true that the higher the value of the home, the lower the broker percentage can be and vice versa.

Success fee
A “success fee” is also often proposed by the realtor. You then get 2 options:

  1. A fixed commission of x percent of the revenue or just for a fixed amount
  2. A somewhat lower attractive fixed commission to a certain selling price plus a success fee on everything that is above that set price.

An example: you will receive the following broker offer in your realtor’s quote:

Option 1: Permanent committee
For sales 1.2% incl. VAT on the final sale price.

Option 2: Fixed price with a bonus (or success fee)
For sales up to € 300,000 a commission of 1% incl. VAT
Everything above € 300,000 10% on the difference

If you choose option 2 and the property is sold for € 310,000, you pay a broker fee:
1% over € 300,000 = € 3,000
10% over €   10,000 = € 1,000
Total: € 4.000 (excluding start-up costs)

Theoretically, you would have been cheaper with option 1. But think carefully that by using that success fee your realtor was extra stimulated to get the most out of you.

Start-up costs
Start-up costs are always charged. Take into account around € 500 in start-up costs.

Internet realtor
The costs are approximately € 1,300 including VAT. With an internet realtor you conduct the viewings yourself. Keep in mind that the opinions are very divided about whether an internet realtor will achieve the same sales result as a good traditional realtor.
