MODERN INSTAPKLARE HALF FRIDAY HOUSE (TYPE 2) IN SPAARNAM
This beautiful spacious house (largest type of the block) has been substantially renovated and modernized in recent years and is distinguished by its location. The spacious plot (248 m2) is adjacent to municipal green so the garden offers extra privacy. The spacious garden is located on the south-west! and on the side and back you are free from neighbors so there is no ‘in sight’. The garden is furnished with a play area for children, several terraces / seating and lounge areas and attractive garden lighting all around. A cozy canopy was also installed in 2021. The house itself has, among other things, a spacious living room with lots of light and a modern kitchen. On the second floor there are 4 spacious bedrooms and a spacious modern bathroom. On the2nd floor (by the 2004 placed roof) is a spacious free to design space with lots of light where easily two rooms can be created. At the front the house has a wide driveway where there is enough room for 2 cars side by side! The driveway also gives access to the attached barn (3×5).

LOCATION:
What is nice is that the house is very quietly situated on a low traffic street and that all the pleasant amenities of Spaarndam are within walking distance. Think of the cozy village center with various catering facilities (restaurants, cafe, pub, ice cream parlor etc.) water (Beautiful Nel and Spaarne), two elementary school, community center with library, public transport and marina. Spaarndam also has a brand new Albert Heijn supermarket and a bakery for daily shopping. Spaarndam is located a short cycling distance from the lively city center of Haarlem, the dunes, the beach and the recreation area Spaarnwoude. By car, the access roads to Haarlem, Amsterdam, Schiphol and Alkmaar are easily accessible.

DESCRIPTION:
Entrance hall with underfloor heating, enlarged toilet with fountain, executed in the same style as the bathroom. Left of the hall is the modern spacious kitchen (formerly garage) with appliances (Etna) including a separate oven and microwave. From the kitchen you have a nice view of the ‘courtyard’ at the front of the house. To the right of the hall we enter the L-shaped garden-oriented living room where plenty of daylight is created. Here you will find a sitting area with a cozy pellet stove and nice view of the garden through the 2 enlarged windows to the floor. Furthermore, there is a lot of light through the new facade with patio doors to the garden. The living room has a PVC floor with underfloor heating and two newly installed design radiators.

1st floor: landing (neatly plastered and equipped with recessed spotlights) gives access to the 4 spacious bedrooms and modern bathroom which is equipped with bath, wide washbasin, toilet, extra wide shower and radiator. The bathroom is finished with 2 niches, Belgian bluestone and stainless steel. All window frames on this floor are fitted with inset mosquito nets.

2nd floor: through a newly installed staircase you reach the spacious2nd floor. This is now 1 big beautiful open space. A nice thing about this space is that it is large enough (if you want it to be) to be divided into multiple rooms as you wish. Consider a5th or even 6th bedroom, or an office/workroom. Furthermore, here is the laundry arrangement and there is plenty of storage space in the closet (rear) and storage space behind the knee walls. The central heating boiler (2019 ) and mechanical ventilation box are located in a fixed cupboard at the front.

Details: This home has seen considerable investment in recent years. In addition to a new layout/renovation on the first floor and second floor (including new bathroom), all window frames and exterior doors were replaced in 2020 for hardwood (first floor) and plastic (1st floor) all equipped with HR++ glass. Only the2nd floor window frames were replaced in 2004 (plastic). The cladding in 2020 is entirely Keralit. On the1st and2nd floor the house is therefore completely maintenance free!

The wooden window frames downstairs were professionally painted in April 2022 so also here you do not have to worry for the next few years.

Currently there is still an energy label C on the house but this is now obsolete given the insulating / energy saving modifications.
