Do you need a quick appraisal for your home for some reason? If so, this could be stressful for a while. Sometimes you may really need an appraisal report right away. Or at least an urgent valuation report. So we often call this in the real estate landscape an emergency appraisal. An emergency appraisal is needed to quickly determine the value of your home.

In what situations is a quick valuation for a home needed?

We often see that a quick appraisal is needed in the following situations:

  • A house has been purchased and there is no or very little financing reserve
  • A new house has been bought and in order to complete the bridging mortgage, an appraisal report of the old house is urgently needed.
  • The mortgage broker has been asleep and forgot to hire an appraiser. Now an appraiser still needs to be hired urgently
  • The interest rate offer is about to expire and an appraisal report is needed NOW (before interest rates rise even further).
  • People are splitting up and both have an interest in being able to determine the buyout price as soon as possible.

In all cases of rapid valuation, there is logically a great deal of urgency. The problem is that it is not easy to find an appraiser on short notice. This is why some appraisers profile themselves as rush appraisers.

You could then get an appraisal report as early as 24 hours. But is that really the case and does it work that well?

Where it often goes wrong is the following:

  • Many “rush appraisers” say on their website that they can deliver within 24 hours, but by doing so you do NOT have an appraisal report within 24 hours. They mean they can come by the next day for the appraisal recording, but then the report is often not there until a few days later.
  • In most cases, the appraiser has a working area of his headquarters + 20 kilometers around it. Do you need an urgent appraisal in Amsterdam, then an appraiser from Alkmaar is of no use to you. Therefore, look carefully at where the appraiser is located.
  • The so-called emergency appraisers don’t even answer the phone, let alone be able to come by on short notice.

What can you do to quickly find an appraiser who can provide an appraisal report in a hurry?

  • Search on google for Emergency Appraiser and write down the email addresses of 5 emergency appraisers.
  • Send them all an email with the following message and see who responds and who can deliver the fastest for the best price:

Subject: request for emergency valuation

Dear Sir/Madam,

We urgently need an appraisal report for the property at <ADDRESS + PLACE>.

We would like to know from you: if we commission you for this valuation, when could the valuation report be delivered validated and how much are the total costs incl. VAT and validation fees? I would also like to hear from you what documents you would need from me at the time I give you the assignment.

Preparing for the appraiser

Is it a residential property that needs to be appraised? Most appraisers will not need any documents from you. That’s because most appraisal software automatically provides documents (such as land records) to the appraiser.

Want to get an apartment appraised? If so, you can do something to speed up the appraisal process. So you are making sure that you are enabling the appraiser to help you better.

Make sure you have a folder ready on your computer and put all the following documents in it:

-The amount of the monthly VvE (Association of Owners) contribution excluding any heating costs

– Deed of division(s)

-MJOP (Multi-Year Maintenance Plan)

-If there is no MJOP, then a home insurance policy or another document stating the rebuilding value of the complex

-The most recent annual accounts

-The most recent minutes VvE

– Are you going to renovate? Then you must also send along a rebuilding specification.

Extra tip: many somewhat larger VvEs have their own login environment where one can find and download all these documents in this way. If you don’t have one, please send this mail to the HOA administrator.
