For which banks is a rental appraisal valid?

All of our appraisal reports, including rental appraisals, are suitable for any lender that accepts NWWI validated appraisal reports. These are most banks.

Tip: Check with your mortgage advisor to see if a NWWI appraisal report is appropriate for the rental mortgage/investment mortgage you want to apply for.

What is covered in a rental appraisal?

A rental appraisal is a lot more comprehensive than a normal appraisal report. Basically, the appraiser looks at maintenance, structural condition, layout, location, ownership situation, VvE, recently sold homes, latest market conditions, level of luxury and finish, outbuildings, etc., among other things.

When doing the rental appraisal, the appraiser should further look at what the market rent of the property is, how many rental points the property has, recently rented properties and the yield that is currently market-based. All of this must be substantiated in detail. Therefore, this is a fairly comprehensive appraisal.

How long does it take to request a rental property appraisal report?

We don’t like making our clients wait for an appraisal report, because that’s not good for anyone. Our strength is the quick delivery. You are in a hectic period of moving, selling or remodeling and want to know where you stand.

Our course of action for valuations in rental condition is to within 2 working days to come to your home for the recording. The valuation report will be in the 2 days after that worked right out.

How much less is a house worth in rental condition?

Typically, market value in rented condition is somewhat lower than market value free of rent and use rights. The difference only really becomes significant when a property has too few rental points to enter the free sector. This is because the appraiser must then take as a basis the maximum rent you are allowed to charge according to the rent points(the housing valuation system).

There are 3 major bills affecting rent points. That is the amount of the WOZ value, the energy facilities and the living area. Based on these 3 details, it is often possible to estimate whether the property is in the free sector. If that is the case, then (if the property is attractive for renting) the market value in rented condition may not be very different from the market value free of rent and use rights.

Rental appraisal needed urgently?

Our appraiser then drops everything out of his hands and then begins the emergency appraisal, with you receiving an NWWI validated appraisal report of your home from us within 1-2 business days.

For emergency rental appraisals, you pay a surcharge of €500.
